The inspection is not intended to be technically exhaustive.

Items outside the scope of the inspection include, but are not limited to, the following: cosmetic finishes and conditions; hidden, concealed, or inaccessible conditions; manufacturing or product defects; wood destroying insects or conditions, including but not limited to, termites, dry rot, fungus, organisms, rodents, or other pests (by law, only a licensed pest control operator can inspect for these conditions); structural, geological, and hydrological stability, subterranean moisture or soil conditions; flood hazard; technically complex systems or devices such as self-cleaning ovens, heat exchangers, radiant heating or components, alarm systems, fire detection systems, solar systems, air quality control systems, radio or computer controlled devices, automatic timer controls, elevators and dumbwaiters, satellite dishes, etc.; low voltage electrical systems, including but not limited to TV antennae, TV signal cables, telephones, intercoms, security or audio speaker wires, cellular reception, automated equipment, landscape lighting; easements, rights of way, boundaries, conditions of title, zoning, previous uses or occupancy determinations; operation of window and door screens, locks, alarms; design, sizing, calculations, operational capacity, quality or suitability for a particular use, identification of design problems or latent defects; scientific or specialized technical tests, engineering analysis; code compliance, building permitting, requirements of Americans with Disabilities Act (ADA), or reporting noncompliance thereof; environmental hazards, including but not limited to, radon gas, lead, urea formaldehyde, asbestos, pollution, bacteria, mold, fungi, soil or water contamination and other indoor and outdoor substances, electromagnetic fields, underground storage tanks, PCB's or other toxins; notification of product recalls; private water or sewage systems, including but not limited to wells, septic systems, sewage pumps, water softeners, water purification systems; building or property measurements, value appraisal; ancillary buildings not listed explicitly as inspected; determination of life expectancy; cost estimates for corrective work; waterfalls, ponds, fountains, saunas, steam baths, etc.; freestanding or portable equipment; fences, retaining walls, sidewalks, driveways, landscaping and foliage; noise transmission; determination of odors; workmanship, association requirements, flight paths, service contracts, pet stains, operation of air conditioner when outside temperature is below 60°F, or heat pump above 80°F; unique systems with which the inspector is unfamiliar or any items not listed explicitly as inspected in the report, or other such items that have not been specifically indicated herein.
