



Prior to the home inspection, it is necessary for you to sign our inspection authorization form. After explaining to you the scope of the inspection and other legal provisions, your signature assures us everything is in order and allows us to proceed with the inspection.
A visual inspection of the property is conducted to determine whether items appear to function properly at the time of inspection.
A report identifying the deficiencies that were observed will be emailed to you in Adobe Acrobat PDF format the following day. My findings are listed under "comments," useful information may preceed, and any opinions, notes or recommendations follow. A summary of my findings and digital pictures with highlights appear near the end.
The report will indicate which items were inspected, which items were not inspected, which items were not present, and which items are deficient, defective or not functioning. An Appendix of additional information helpful to the property will be included for your benefit.
After you receive the report, if you have any questions, please give me a call. Do not hesitate to ask questions about any items you do not understand.
The Report is not necessarily a "fix-it" list, nor a legal obligation to correct any problems. Parties are encouraged to come to an agreement on the condition of the property before discontinuing negotiations or terminating a transaction. The Report is intended to aid in those discussions.

Termite and wood-destroying insect inspections are available through our qualified affiliated third-party inspector working in conjunction with Engineered Real Estate Inspection.
