Builder warranties for new construction homes typically expire after 1-year. A warranty inspection usually occur in the eleventh month and can identify needed repairs, upgrades, improvements, or simply corrections of items initially done incorrectly. These issues can be documented prior to your builder being relieved of their responsibility.
When preparing to sell your home, a pre-listing inspection may uncover needed repairs or safety concerns that could impact the sale. A pre-listing inspection can help you sell faster with fewer questions, and avoid unexpected last minute expenses, potential sale price reductions, buyer demands, exposure to liability, and the possibility of extended time on the market. It may also help you be able to receive the maximum possible sale price for your home.
Specific inspections generally occur when there are concerns or issues with particular components or systems within your home. A specific inspection can help resolve a nagging problem.
